Demand for high-quality real estate continues to outpace supply as virtually no new shopping centers are being built today.

Kimco is answering market demand by developing, redeveloping, retenanting and expanding our best located centers nationwide. This effort includes the introduction of multifamily and hotel, fostering true live-work-play environments that are poised to thrive in the ever-evolving retail landscape.

Most recently, Kimco is evaluating industrial and distribution opportunities within our existing assets to enhance our position of First in Last Mile Retail, further shrinking the gap between retailer and consumer.

Re/Development efforts create a ripple effect of benefits. Our retailers enjoy increased foot traffic from physical improvements and new shopper amenities. The larger communities see enhanced economic activity from new construction and retailing jobs, increased tax revenues and improved real estate values.

Re/Development Pipeline

Kimco actively seeks dynamic opportunities in primary markets that will expand our multifamily footprint to ~10,000 units by 2025 with the option to self-develop, ground lease, or monetize.

When revitalizing properties, environmental impact is top of mind. When possible, these projects incorporate the latest energy-efficient and environmentally friendly design standards and building materials.


  • Ground-up developments on sites within top MSAs in which Kimco currently operates
  • Great visibility and access from major road networks and transportation hubs
  • Present opportunities to be live-work-play environments including residential and/or hotel mixed-use


  • Large-scale projects that require demolition and/or addition of GLA
  • Combining or subdividing space over 20,000 SF or bringing new uses to the site that will improve the asset’s credit profile, resulting in cap rate compression


  • Demolition and/or creation of outparcels with optimal visibility in front of our existing shopping centers
  • Addition of drive-thrus to existing outparcels or end-cap spaces
